Summary:

The Maintenance Person’s responsibility is to efficiently maintain the building and grounds of the

storage property. The position may be assigned to one or multiple properties and works under the

direction of the Property Manager.

Essential Duties:

The following are the main duties and responsibilities of the position. This does not imply that these are

the only duties and responsibilities of the position. An employee will be required to follow any jobrelated

instruction and perform other work related duties requested by his/her supervisor.

  • Maintains a clean, orderly and welcoming property and grounds at all times by:
  • Maintaining company standards for cleanliness of buildings(s) and grounds, achieving company standards for cleanliness and safety throughout the property, including but not limited to empty units, hallways, mechanical rooms, elevators, stairwells, janitor closets, company units, rest rooms and grounds in accordance with company policy;
  • Maintaining fully operational, clean and secured storage unit and building access doors;
  • Performing property walk thrus in accordance with company policy for lock review as well as to identify and remedy irregularities such as abandoned units, property damage, maintenance concerns and safety hazards;
  • Maintaining functional lighting systems and smoke detection systems for all overhead lights, exit lights, emergency light and smoke detectors by monitoring systems and replacing bulbs, batteries, ballasts and fixtures as needed;
  • Maintaining all equipment and systems in working order, advising Property Manager of defects, concerns, and safety hazards promptly;
  • Maintaining clean, graffiti free and neatly painted surfaces including walls, windows, doors, bollards, and parking and curb striping. Making sure to repaint any damaged paint throughout the property as needed to meet company standards;
  • Monitoring caulking of concrete and blacktop and replacing caulking along buildings as needed;
  • Performing minor plumbing repairs not required to be performed by a licensed contractor;
  • Maintaining landscaping which is not covered under an existing contract;
  • Performing non structural unit conversions as directed;
  • Representing the company in a positive and professional manner through words, actions and appearance, and passing on any customer complaint or concerns to the Property Manager;
  • Participating in training programs, meetings, and seminars as instructed;
  • Performing all work using safe work practices and in accordance with company policy;
  • Completing assigned tasks and meeting quality, time and financial goals


Successful applicants must:

  • Complete each essential duty satisfactorily;
  • Possess a high school diploma or general education degree (GED);
  • Have the ability to read and interpret documents such as procedure manuals, maintenance instructions and safety rules and regulations, as well as the ability to write, compile and update reports;
  • Have the ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, decimals and percentages;
  • Have the ability to make common sense decisions and carry out instructions in pursuit of the company’s business;
  • Have the ability to deal with conflict and resolve problems;
  • Possess a clean record from criminal, credit, and employment background checks;
  • Have the ability to work independently and as a team;
  • Have the flexibility to cover another property as needed; and
  • Have the ability to lift and/or move a minimum of 50 pounds.
