Construction Branch Manager – Greiner Buildings – Washington, IA

Greiner Buildings is seeking candidates for the role of Branch Manager to execute the business plan for Eastern Iowa that includes profit and loss responsibility. The ideal candidate will have at least 3 years of running your own business or proven success working in a leadership role with P&L responsibility. Construction background is preferred, with special consideration given to candidates with experience managing General Contracting and/or Subcontractors.

The chosen candidate will work out of our Washington, Iowa headquarters location.

  • Adhere to all company safety policies and procedures as well as business ethics and ensures this is communicated and implemented within the team.

Responsibilities:

  • Maintain daily crew activity in an efficient manner. Develop a plan for the crews each morning and making sure the plan is executed.
  • Work with the ordering and design departments to ensure material lists and plans for each building are prepared in a timely manner. Generally, plans should be prepared and delivered to crews at least 2 days in advance of start date whenever possible.
  • Work with crew members on the jobsite when necessary or appropriate.
  • Coordinate material deliveries with main office and/or other parties to crews that work out of your branch office.
  • Obtain a CDL and deliver equipment and/or material whenever necessary or when delegation is not an option.
  • Attend contract signing meetings with salesperson whenever possible or appropriate.
  • Contact customers and perform site visits before project starts (locate building, set flags, set FFE, discuss start date and any other pertinent items such as rough-ins, schedules, etc.).
  • Assign start dates and maintain a project calendar.
  • Handle customer-service issues that are a result of the employees of your branch office, Delegate activities and follow up to ensure customer satisfaction.
  • Evaluate crew members and crews as a whole to measure efficiencies.
  • Perform financial review of completed projects to determine crew bonuses.
  • Review applications and conduct interviews for new employees being considered at your branch office.
  • Recruit, hire and effectively manage employees under your supervision in a professional manner and following all company guidelines and policies.
  • Operate within budget guidelines and be fiscally responsible.
  • Prepare proposals for asset purchases for corporate board review and approval.
  • Verify that necessary building permits are obtained and filed for work that we are contracted to perform.
  • Deliver invoices, collect payments, negotiate settlements with customers at the end of jobs if necessary.
  • Negotiate settlements with subcontractors on projects that are managed out of your branch office if necessary.
  • Verify that equipment and facilities used by employees from your branch office are properly maintained and up to date. Delegate and communicate as necessary.
  • Verify that insurance certificates are on file for subcontractors performing work that is managed by your branch office before their work commences.
  • Verify that locates are completed in a timely manner prior to jobs starting.
  • Create individual subcontracts as necessary for jobs managed by your branch office.
  • Oversee sales/salesperson activities as needed. Verify timely contact, follow-ups and customer service have been performed.
  • Ensure that the entire branch office facility is kept orderly, clean and presentable at all times. Delegate and monitor as necessary.
  • Consistently propose, implement, and follow through with changes that promote increased efficiency at your branch and throughout the company.
  • Maintain, promote and foster proper and thorough communication.


Sales Responsibilities:

  • Help potential Greiner Buildings customers with their building ideas, design, budget and pricing.
  • Promote GB products, services and upgrades.
  • Build and maintain long-term relationships with existing and potential customers.
  • Network in the community and form positive relationships with influential people/potential customers.
  • Assist the sales program with generating a large pool of qualified leads. Provide input and ideas in a constructive manner.
  • Represent GB in public and help build our brand and reputation through positive words and actions.
  • Keep CRM records accurate and up-to-date.
  • Provide budget estimates, general bids or accurate bids as appropriate.
  • Keep current and affluent with project knowledge and continually expand your knowledge base.
  • Always be honest with customers and sell with integrity. Always represent GB with the highest level of professionalism.
  • Engage in sales when required and/or if your salesperson is falling behind.
  • Ensure that customer service is kept as a #1 priority through all branch office activities.


Additional Job Responsibilities:

  • Keep a clean and organized individual work space.
  • Represent Greiner Buildings in a professional manner both in and outside of work.
  • Participate in community/localized events, activities, etc. in order to promote our brand and reputation locally.
  • Other duties as assigned.


Qualifications:

  • Dependable transportation and a valid driver’s license.
  • Ability to obtain a Class A Commercial Driver’s License (CDL).
  • Capability to work in a physically demanding environment.
  • Willingness to adapt to a flexible work schedule.
  • High school diploma or higher.
  • Out-of-state applicants must relocate to Iowa before being considered.

Additional Job Details:
