Experience Requirement:

  • 5+ years of experience in leasing apartments or single-family homes
  • 2+ years of supervisory experience Some managerial experience required
  • Active GA Real Estate License required

Education Requirement:

  • High School graduate required Associates degree a plus Real Estate license required

Role Definition

The Leasing Manager’s core responsibility is to drive occupancy through managing and coaching Leasing Agents. The Leasing Manager is a member of the Leasing & Property Management department and is responsible for all leasing in the assigned market.

Key Responsibilities include:

Manage Leasing Team to ensure the market meets and exceeds the monthly occupancy targets Coach team on how to successfully:

  • Follow up on leads
  • Schedule and Show homes from those leads
  • Turns leads/home showings into rentals o Understand their territory – features and amenities.
  • Manages all leasing functions, including but not limited to all activities of the Leasing Agents in the market
  • Manages time homes are on market through:
  • Active managing and coaching of Leasing Agents
  • Evaluating traffic of homes and if they generate enough leads
  • Identifying opportunities that were missed from pre-inspection – making sure what is being promoted
  • Evaluate and identify opportunities missed in pre-marketing
  • Work closely with marketing, training and pricing teams to coordinate best execution for each asset
  • Intimate knowledge of school districts, homes for rent, crime activity and other expert marketing data
  • Evaluating market trends and making rent recommendations
  • Develops relationships with local real estate agent and broker community and manages all communication with external leasing agents regarding Company policy, procedure, qualifications and expectations Assists in creation and circulation of weekly, monthly, quarterly and annual reporting

Human Resource Management responsibilities include:

  • Provides supervision of staff, set goals and holds people accountable for results
  • Coordinates activities to maximize the efficiency of all processes
  • Develops team and is focused on succession plan within group
  • Ensures that all training requirements are completed timely
  • Ensures that employees all have goals and receive regular feedback on their performance  Provides performance management of personnel including, reviews, corrective action, mentoring, training, development plans and performance improvement plans

Key Responsibilities/Processes Key Activities Leasing Agents Assignment

  • Assign homes to leasing Agents based on territory assignment and active vacant home (no more than 30 homes per Leasing Agents)

Leasing Agents Management

  • Manage the success of Leasing Agents
  • Conduct 1:1s with Leasing Agents. Provide coaching and guidance in support of lead follow up (from Lead Intelligence), home showing success to include conversation skills, qualifications skills and closing skills.
  • Shadow Leasing Agents on lead follow up and home showings to provide hands on guidance

Pre-Marketing

  • Support Pre-Marketing as needed by reviewing descriptions and providing unique attributes for each home/neighborhood

Pre-leasing activities

  • Responsible for Pre-Leasing homes before they are available for home showing.
  • Accomplished by selling the prospect in the home through your words, driving the neighborhood and explaining the benefits of Pre-Leasing

Lead Capture and Initial Contact

  • Accountable for following up with leads and scheduling appointments for homes not assigned to a Leasing Specialist

Home Showing

  • When required due to demand show homes to potential prospects
  • Understand the prospect needs and identify homes to match those needs

Knowledge, Skills and Abilities: (Identifies the knowledge, skills and abilities for the role to achieve its goals.)

Skills:

  • Demonstrate strong capability to manage up to 8 Leasing Agents. This involves coaching, encouraging and managing the resource in meeting their goals and company goals.
  • Demonstrate knowledge for how to execute AND coach the following: o Follow up and qualify leads  Identify needs of prospect and match to home that best fits those needs o Show a home  Talk with a prospects about the features and amenities o Close a prospect within a timely manner  Demonstrates proven selling capabilities and innovative/creative approach to closing prospects  Demonstrate strong understanding of assigned territory  Be able to identify and make recommendations to improve marketing efforts of homes by: o Providing details to support premarketing descriptions o Participating in new acquisition walkthrough and home scope  Represents the company to prospective applicants, real estate agents and brokers in a courteous and professional manner – always putting customer service first

  • Strong organizational skills and attention to detail
  • Ability to foster teamwork and mutual respect throughout the company
  • Ability to interact productively in person and through technology with co-workers, team members, management and other company personnel on a daily basis to accomplish duties and responsibilities
  • Flexible work schedule, including evenings and weekends, depending on business needs

Knowledge:

  • Computer literacy: ability to comfortably navigate new technology and work in MS Office
  • Previous use of Property Management systems is a plus
  • Bi-lingual a plus
  • Must have a valid Driver’s License

Daily Prepare for the day: (Needs review)

  • Review KPIs for leasing Agents
  • Review pre-marketing reports to see activity
  • Review Leasing performance report
  • Review Unit Availability Report (UAR) report to see activity of homes in market
  • Review Lead Intelligence dashboard: follow up on leads

During the day:

  • Lead leasing huddle with local market team
  • Work with Leasing Agents in the field – coaching, shadowing and supporting
  • Follow up on Leads not assigned to Leasing Agents
  • Communicate to Portfolio Operations Director (POD) on concerns/issues with homes

Weekly

  • Set goals with Leasing Specialist for week and review at end of week:
  • Goal for pipeline calls o Goal for showings
  • Goal for applications
  • Reviews needs for improved homes with leadership
  • Reviews needs with leadershipfor aged homes
  • Attends weekly leasing meeting

Monthly

  • Develops Leasing Strategy with team

Quarterly

  • Reviews 6-month forecast with leadership
